At Green Shoots Properties Ltd we provide a Full Lettings, Property Management and Property Maintenance service for Landlords.

As landlords we take this very seriously but as letting agents we don’t NEED to really care. Your legal obligations, as a landlord, cover areas such as Fire Safety, health and Safety, Deposits, Certification (Gas, Electric, Legionella etc.), business management etc.? Does your letting agent help YOU understand and meet your legal obligations?
We provide education and advice to ensure you are aware of your legal responsibilities and manage your portfolio (property) according to the law and the Housing Act 2004.
Green Shoots Properties Ltd business model is different to most other Letting Agents. Our business is NOT dependent on “tenant churn”. We treat your tenants as YOUR customers to minimise voids as long as they continue to look after the property, pay their full rent and pay on time. If they don’t we deal with this swiftly to minimise your losses and also offer landlord rent protection insurance for the first 6 months free.
Our Fully Managed Service covers:
- Full tenant find and reference checks.
- Full photographic check in inventory (subject to a one off fee of £99.00)
- Full document provision to the tenant, compliant with the Property ombudsman code of practice and yours and our legal obligations under the relevant housing legislation.
- Full property management with 3 monthly inspections
- Only 6 month contracts issued initially then tenant always under contract i.e. no periodic tenancies
- Full rent collection and payment with 3 business days of receipt (usually same day)
We receive regular rental enquiries from prospective tenants and local employers, these are monitored and matched to the properties that our landlords have available to let. We advertise regularly in the local press, use all the major property portals online and list available properties on our own website. We have an excellent tenant vetting process which helps to ensure that it is rare for us to have a dispute with tenants.
Our management team can arrange regular inspections and reports of your property together with arranging repairs, servicing of equipment and organising the annual safety inspections. Our administration team sends out regular statements and monies are paid directly into your bank online.
We are members of the Property Ombudsman Scheme (POS) and Deposit Protection Scheme (DPS) who both define strict procedures on how we hold monies in a specific clients account. This gives you the greatest security for your rental income whilst enabling us to manage your property effectively.
A summary of our services and a guide to the residential lettings process
LET & MANAGE
Checking In: All of the above including preparing the schedule of condition, holding the deposit and checking the tenant in (and out) of the property.
Rent: Green Shoots Properties Ltd will collect the rent into our Client Account as appropriate and pay net monies to the landlord within 3 business days.
Statements: Detailed monthly statements will be sent with payment to the landlord.
Queries: All queries raised by the tenant will be managed by our administration team.
Repairs: Any maintenance repairs required will be carried out by our recommended contractors or those specified by the landlord. Green Shoots Properties Ltd will liaise with contractors and advise the landlord and tenant of the progress.
Inspections: Midterm inspections will made and reports forwarded to the landlord.
Legal requirements: The landlord will be advised of required safety and checks and kept up-to-date with compliance information and changes affecting the landlords obligations.
Tenancy agreement: Green Shoots Properties Ltd will retain a copy of the tenancy agreement, keep a set of keys and will advise the landlord when notice should be served.
